Eurodita residential log cabins are single and two-storey timber house kits with one to four bedrooms, manufactured in Lithuania. The range is catalogued in solid 44, 58 or 70 mm wall logs or in twin-skin cavity build-ups, and a solid log model can also be made in any of the 28, 34, 44, 58 and 70 mm profiles, confirmed per order; models in this range are used as full-time homes, annexes and holiday lets.

For standard models, the supply route is confirmed project by project. Larger residential homes are quoted directly with Eurodita, with each project assessed individually. Dimensions given across the range are external, and preliminary U-values are published for the timber wall element alone, none for a finished wall or building and none for a twin-skin wall.

Timber, joints and fixings

The kit is machined from Northern European spruce and pine. The data sheet of each model records what the kit includes.

Layout and services

The layout and the positions of doors and windows are agreed in the order drawings before production. Electrical, plumbing and gas systems are not part of the standard Eurodita supply and are installed on site by local qualified trades.

Specification options

The wall profile and layout are chosen within the agreed specification. Where required, the structure is prepared for insulation that is sourced locally; insulation material is not supplied as standard. Glazing upgrades, internal partitions, skylights, verandas and canopies are available where technically compatible and appropriate for the intended use.

Production scheduling is confirmed at order stage. Dealer sales assets and display-unit support can be discussed for approved B2B partners after product range, market fit and private-label requirements are reviewed. What is a residential log cabin kit from Eurodita?

A single or two-storey timber house kit manufactured in Lithuania, catalogued in solid wall logs from 44 to 70 mm or in twin-skin cavity build-ups. Models across the range have one to four bedrooms and are used as full-time homes, annexes or holiday lets. A solid log model can also be made in any of the 28, 34, 44, 58 and 70 mm profiles, confirmed per order.

The range includes solid and twin-skin cavity wall build-ups, and Eurodita supplies the structure prepared for insulation, which is sourced locally. Eurodita publishes preliminary U-values of the timber wall element alone, from 28 to 220 mm, and none for a finished wall or building or for a twin-skin wall. Whether a given build-up and use meet local building regulations and planning requirements is a matter for the buyer and their local building control route.

Larger residential homes in this range can be quoted directly with Eurodita, with each project assessed individually. Standard catalogue models are also sold through Eurodita dealers, who resell under their own name.

Every order is quoted in writing, in EUR, EXW Eurodita factory by default; there is no public price list. The quotation reflects the footprint, wall build-up, storey count and glazing specified for the project.

Eurodita supplies the manufactured timber kit, plus drawings produced for the specific configured project. Structural calculations are carried out by external specialists where required. Foundations, utilities and local approvals sit outside the kit and remain the buyer's or their contractor's responsibility; installation is agreed per project.

Whether a building can be used as a full-time home is decided by local planning and building control. In England, a new building used as a self-contained home normally needs planning permission and must meet Building Regulations; permitted development for garden outbuildings does not cover separate self-contained living accommodation. Eurodita supplies drawings, CAD and specifications, while approval stays with the customer or project team. Scotland, Wales and Northern Ireland set their own rules, so check locally before ordering.

In England, planning permission is normally required when a building is used as separate, self-contained living accommodation, and the structure must also meet Building Regulations. Eurodita does not claim that any cabin is exempt from either. For a configured project Eurodita provides 2D CAD, 3D visualisation and documentation for the application; structural calculations, where required, come from external engineering specialists. Final sign-off sits with your local planning authority and Building Control.

A log cabin used as a self-contained home is normally given its own council tax band by the Valuation Office Agency, separate from any house on the same plot. Under the Council Tax (Reductions for Annexes) (England) Regulations 2013 (S.I. 2013/2977), the bill for an annexe is reduced by half when the annexe is used by a resident of the main dwelling as part of their sole or main residence, or is the sole or main residence of a relative of the person liable for council tax on the main dwelling. Under Class W of the Council Tax (Exempt Dwellings) Order 1992 (S.I. 1992/558), an annexe is exempt when it is the sole or main residence of a dependent relative of a person resident in the main dwelling; a relative is dependent when aged 65 or more, severely mentally impaired, or substantially and permanently disabled. Your local council decides eligibility.

Yes, in practice. Under Schedule 2 of the Building Regulations 2010, a small detached building is exempt only when it contains no sleeping accommodation: up to 15 m² of floor area, or up to 30 m² when no point is less than 1 m from the boundary or it is built substantially of non-combustible material. A cabin with bedrooms is outside that exemption, so it must meet Building Regulations. Eurodita provides drawings, CAD and specifications; approval sits with your local Building Control.
