Scope, pricing and supply boundaries

Eurodita is a timber building manufacturer in Kaunas, Lithuania, manufacturing timber buildings since 1994, and this page sets out what Eurodita does not do. Most questions a dealer, developer, architect or private client asks before a first order are boundary questions: does the factory install, is there a price list, who arranges transport, which certificates are held. The answers are short and they are the same for every market.

Eurodita manufactures timber building kits and timber joinery in its Kaunas production operation and supplies them to trade, professional and project partners worldwide. It sells larger residential homes, including glulam homes, directly to private clients as well. Everything outside that manufacturing scope is handled by the buyer, the buyer’s local partners, or a specialist Eurodita works with, and each section below says which.

Does Eurodita install buildings or offer turnkey delivery?

No. Eurodita does not install buildings, does not build foundations, and does not supply or connect electrical, plumbing or gas systems. Turnkey delivery is not part of the scope in any market. Local installation, foundations, utilities, permitting and building-control approval are market and project specific, and Eurodita as the manufacturer does not promise them.

What Eurodita supplies instead is the timber building itself: the wall logs, floor, roof and joinery as a kit, machined on Hundegger CNC lines and kiln dried to a 12-14% moisture target. Buildings are not generally pre-assembled in the factory; the kit ships flat packed. With the kit come the drawings, CAD and technical data for the order, with the exact document set agreed at quotation. Structural calculations, where a project needs them, are carried out by external engineering specialists.

Assembly is carried out by the buyer’s own builder or local crew, and local approvals stay with the buyer’s dealer, architect or project team. A developer or operator who needs local turnkey services can still buy the kit from Eurodita and contract the site work locally; that is the normal shape of a project, not an exception. Does Eurodita publish a price list?

No. Eurodita does not publish a public price list. Every order is quoted in writing, and the quotation is the only document that fixes scope and price. Quotations are in EUR, exclude VAT and exclude delivery unless the quotation states otherwise. The default delivery basis is EXW Kaunas; DAP is offered per order where it is commercially suitable, and DDP is confirmed case by case only.

Payment terms are 50% with the order and 50% before dispatch from the factory. Bespoke, glulam and modified projects are calculated individually through Eurodita’s own design and estimation system, which produces the priced proposal together with 2D CAD and 3D visualisation, and can carry the partner’s brand where agreed. The standard range is listed in the catalogue; prices for it come only with a written quotation.

Does Eurodita publish lead times?

No. Eurodita does not publish production lead times or transit times. Production timing varies by product, factory load, season and project complexity, and glulam projects vary most.

What Eurodita does instead is confirm timing for a specific order in the quotation and at order confirmation, from the current production schedule. Delivery timing is estimated separately by the forwarder for the route and is not fixed by Eurodita. A buyer with a date-sensitive project should state the required window in the enquiry so it can be checked before the order is placed.

Does Eurodita sell to the public?

Partly. Eurodita is B2B-first, and the cabin and garden-building range, meaning log cabins, sheds, garden offices and similar small buildings, is supplied through trade partners and is not sold to private buyers. There is no consumer shop, no showroom and no retail checkout. A private buyer looking for a garden building should go to a local retailer or dealer.

Larger residential homes, including glulam homes, are also supplied directly to private clients, each project assessed individually on scope, product, timing and delivery country. That is a project decision, not a retail service. Dealers and distributors who want to carry the range can read the dealer programme; a partner may start with a single pilot unit where the order makes commercial and operational sense.

Does Eurodita hold stock in market or run its own transport?

No to both. Eurodita holds no stock in export markets and has no local warehouses, offices or factories outside Kaunas. Every order is manufactured in Lithuania and dispatched from the factory. Eurodita does not operate its own transport fleet; freight is arranged through third-party carrier and forwarder partners and is quoted separately for each route, load and order.

For UK transactions Eurodita can coordinate the full logistics and customs process, subject to the agreed order and Incoterm. For other non-EU markets the normal scope is transport to the destination port unless a broader service is agreed in writing. Unloading at the destination is the buyer’s or site’s responsibility: a forklift, telehandler, crane or other suitable equipment and safe access must be provided on site. Eurodita prepares the shipment and export documentation the transaction requires, such as commercial invoice, packing list and transport documents. What certifications does Eurodita hold?

Eurodita does not hold its own FSC or PEFC chain-of-custody certificate. It buys timber and materials from suppliers, some of whom hold such certificates, and sourcing documentation is discussed only from the actual supplier and order paperwork for a specific project. Eurodita does not hold an ISO 9001 certificate. Quality control is an operational routine covering incoming timber, moisture, dimensional and CNC accuracy, joints, joinery, completeness, packing and pre-dispatch inspection; it is not a management-system certificate.

Eurodita makes no blanket CE or UKCA claim for its product range, and its own IV45, IV68 and IV92 windows and doors are not represented as CE marked. Where a destination market or project needs a conformity route, a standard such as BS 3632 or BS EN 1647, structural review or local approval, Eurodita can design and manufacture to the specified brief and the documentation route is confirmed for that product, project and order at quotation. Designing to a specification is not the same as holding a certificate, and Eurodita says which one applies.

One certificate Eurodita does hold is the Creditinfo Strongest in Lithuania certificate for 2019-2025. It is a financial-standing signal about the company and says nothing about product quality, delivery or conformity.

Does Eurodita give exclusivity, publish dealer margins or name its clients?

No to all three as blanket policy. Eurodita does not promise exclusivity, protected territories, dropshipping or sole-supplier status as a company rule; any such arrangement belongs in a specific written agreement with owner approval. Eurodita does not publish dealer margins, recommended resale prices or profit projections. Retailers and distributors decide for themselves what they sell and at what price, and Eurodita has no control over it. What Eurodita quotes is the wholesale supply basis: EXW Kaunas, excluding VAT and delivery.

Eurodita does not publish client names, partner counts, country counts or customer case studies. In the private-label model the partner controls its customer-facing pricing, sales process and end-customer relationship, and quotations, drawings and project documentation can carry the partner’s brand where agreed for the order. Naming the partner’s customers, or the partner, would cut across that model. What Eurodita publishes instead are the manufacturing facts: the profiles, the joinery, the equipment and the annual output on average, as on the about page.

Can a buyer visit the factory?

Yes, by arrangement. Factory visits in Kaunas are welcome for dealers, distributors, developers, architects and private clients of larger homes who have a project under discussion. Visits are not walk-in and there is no showroom, so each visit is agreed in advance with the sales team so that the production floor, the joinery shop and a current project can be shown properly.

Eurodita replies with a written assessment and, where the project fits, a quotation.
