What a granny pod is, and what Eurodita calls it
“Granny pod” is a search term, not a product line. Buyers use it for a small self-contained home placed in the garden of an existing house, usually for a relative. At Eurodita the same building is a granny annexe. It is a use-case route, not a separate manufacturing system. The building is a residential log cabin, a twin-skin cabin or a glulam home specified for that use. The models are on granny annexes.
This guide is for dealers and distributors who want to add that route to a range. Eurodita has manufactured timber buildings in Lithuania since 1994 and supplies the trade. The dealer sets its own price and keeps its own customer.
Who buys granny pods through the trade
Three buyer types recur. Annexe specialists and garden-building dealers sell the unit to a household with a relative to house. Developers place annexes on plots as part of a wider scheme. Private-label brands want the annexe and its paperwork under their own name.
One boundary matters when planning the route. For the garden-building range, the supply route is confirmed project by project. Larger residential homes, including annexes, can also be quoted directly to private clients, each project assessed individually.
Three wall systems for one use case
An annexe is a habitable building, so the wall system is the first specification line. Eurodita offers three wall families, and every profile in each family can be specified on every model. The thickness printed on a catalogue listing is the featured profile, not the only one available.

Two rules travel with every row. A wall thickness on its own establishes no thermal, fire, structural or certification performance. No U-value is published for any twin-skin build-up or for a finished wall. The buyer’s designer calculates the wall as built, with the chosen insulation. Catalogue annexe models and their footprints
The catalogue lists four granny annexe models, each recorded as a one-bedroom mobile log home. Their external footprints are 10 x 4 m, 11 x 4.3 m, 9 x 6 m and 10 x 6 m. Every dimension Eurodita states is external, measured to the outside of the wall structure, with a terrace stated as its own figure.
The one to four bedroom residential ranges and the twin-skin one to four bed cabins can also be specified as annexes. A made-to-measure variant has its own footprint, and a bespoke annexe starts from the buyer’s sketch or drawing. Footprints and heights for every model are on base size by model; the order drawings replace them for the specific building.
What the kit contains, and what the dealer arranges
An annexe leaves the Eurodita factory in Lithuania as a flat-packed kit. It carries the machined wall logs, impregnated floor bearers and 28 mm floorboards, and the roof structure and roof boards. Eurodita timber windows and doors and the storm brace and anchor set travel with it. Wall logs are untreated by default; factory painting is an option with limited capacity. The following are not in the kit unless ordered, and most stay local in every case:
- insulation material, because national requirements differ; the structure is supplied prepared for it;
- foundations and the base, built locally from the order drawings;
- electrical, plumbing and heating, which Eurodita does not supply or connect;
- installation, which is by the buyer’s own builder or local crew;
- roof covering, supplied only where the order lists it;
- unloading equipment and safe access at the site.
A dealer that sells annexes usually offers some of these locally: Eurodita manufactures, and the dealer and its contractors complete.
Wholesale terms in plain words
There is no price list, public or private. Every order is quoted in writing, in EUR, excluding VAT and delivery. The default delivery basis is EXW Eurodita factory. DAP can be agreed per order and DDP is considered case by case.
Payment follows a 50/50 structure: half with the order and half before dispatch from the factory. No dealer margin or resale price is published, and the dealer sets its own retail position. The terms for an order are those written in its quotation.
A relationship can start with a single pilot unit where it makes commercial sense. There is no fixed minimum order across the range, and no blanket “no minimum” either. The 58 and 70 mm profiles, twin-skin on 58 mm skins, glulam and bespoke work can be single projects.
Private label on an annexe order
Where agreed for the order, the quotation, drawings, assembly guide, delivery notes and packaging labels can carry the dealer’s name and logo. A bespoke annexe brief comes back as a branded PDF. It contains 3D renders, 2D CAD floor plans, elevations with dimensions, a technical specification, a window and door schedule and the quotation.
Legal, manufacturing and compliance documents keep the information they are required to carry. Private-label supply does not remove the dealer’s responsibility for its own customer offer and aftersales. Eurodita holds no own FSC or PEFC chain-of-custody certificate and makes no blanket CE or UKCA claim. The documentation for a market is confirmed per order. The planning question a dealer will be asked
Every annexe customer asks whether permission is needed. Eurodita does not decide that; the planning route stays with the buyer, the dealer or the project team. For England, the position is explained on granny annexe planning permission. A self-contained annexe in a garden will generally need planning permission. The test that matters is use: ancillary to the main house, or an independent dwelling.
Class E permitted development covers outbuildings incidental to the enjoyment of the house, within its height and curtilage limits. It does not cover separate self-contained living accommodation. A twin-unit structure within 20 m by 6.8 m and 3.05 m internal height can meet the legal definition of a caravan. It must be movable when assembled, and its use is still assessed. A lawful development certificate is the formal way to confirm the position for one site. Other UK nations and Ireland run their own systems.
Where a project specifies it, the kit can be designed to the caravan dimensions above. That is a manufacturing scope, not a certification, and it does not decide how a council classifies the unit.
How to send an annexe enquiry
A complete first enquiry can be quoted without a clarification round. Send the following.
- Your company, legal entity, commercial role and destination market.
- A catalogue model reference, or a sketch with external length and width.
- The wall family and profile written in full, such as 58×130 mm or 58-100-58 mm.
- Joinery on its own line: IV45, IV68 or triple-glazed IV92, timber sliding or bifold doors, or aluminium sliding systems.
- Branding and documentation requirements, including whether the paperwork should carry your name.
- The expected quantity, any repeat-order plan, and the preferred delivery basis.
