Wholesale supply for UK dealers
A dealer who buys log cabins wholesale is choosing a factory, not a product page. Quotations from different suppliers can only be compared when they answer the same questions. Eurodita, a timber building manufacturer in Lithuania manufacturing timber buildings since 1994, supplies dealers, distributors and private-label brands, and this guide lists the questions and the answers it gives.
There is no price list. Every order is quoted in writing, and the quotation is the document that fixes scope and price.

- Scope statement: exactly what is supplied in the kit and what is excluded.
- Wall system written in full: family, profile or build-up, and confirmation that the figures are external dimensions.
- Joinery schedule: system, quantity and size of every window and door, own or bought in.
- Insulation: whether the structure is prepared for it, and whether the material is included or local.
- Finish: untreated or painted, and whether painting is standard or an option.
- Price basis: currency, VAT treatment, Incoterm, and whether freight is inside or outside the unit price.
- Payment terms: deposit and balance, as written on the order confirmation.
- Timing: stated for this order in writing rather than as a general published figure.
- Documents: what travels with the kit and what the destination market requires.
- Unloading and site requirements: vehicle type, equipment the buyer must provide, access conditions.
How Eurodita answers them
- Kit scope: Machined wall logs, floor and roof components, own timber joinery and, on solid log and twin-skin kits, the storm brace and anchor set, flat packed. Insulation material, roof covering, foundations, utilities, paint and interior fit-out are outside the kit unless ordered.
- Wall system: Solid 19 to 70 mm, twin-skin in four build-ups, or glulam 70x130 to 220x260 mm, written in full. A solid log model can be made in any of the 28, 34, 44, 58 and 70 mm profiles.
- Joinery: Eurodita IV45, IV68 and triple-glazed IV92 windows and doors, timber sliding and bifold doors; aluminium sliding systems are bought in from a specialist.
- Insulation: The structure is supplied prepared for insulation where required; the insulation material is bought locally.
- Finish: Wall logs untreated by default; factory painting is an option with limited capacity, never the standard finish.
- Price basis: EUR, excluding VAT and delivery, EXW Eurodita factory by default; DAP agreed per order, DDP case by case; freight is a separate line for the route and load.
- Payment terms: 50% with the order and 50% before dispatch from the factory.
- Timing: No lead times are published; timing is confirmed for the order in the quotation and at order confirmation.
- Documents: The assembly drawings and the assembly guide ship with the kit; the commercial invoice, the packing list, the CMR consignment note and the export declaration follow on dispatch. Quotations, drawings and documentation can carry the dealer's brand where agreed for the order; any document a destination market requires is confirmed per order.
- Unloading: The buyer's or the site's responsibility, with suitable equipment arranged locally.
Volume ranges and single projects
There is no single fixed minimum order. The 19 mm and the 28 to 44 mm solid ranges are volume-driven, so the expected quantity is discussed as part of ongoing supply. The 58 and 70 mm ranges, bespoke work and glulam projects can be single projects, quoted individually. A relationship usually starts with one building: a single pilot unit is accepted practice where it makes commercial sense.
Production is on one site in Lithuania, with Hundegger CNC machining, in-house kiln drying and own timber windows and doors. Eurodita processes approximately 150,000 m³ of timber per year on average, and makes about 12,000 standard catalogue buildings and 1,800 to 2,000 bespoke structures a year on average. These are annual averages, not a guaranteed output.
What Eurodita does not offer
- No stock in any market and no dropshipping; every order is manufactured against a confirmed purchase order.
- No exclusivity, protected territory or guaranteed margin outside a specific written contract.
- No published dealer margins or resale prices; the dealer sets its own retail position.
- No own FSC or PEFC chain-of-custody certificate and no ISO 9001 certificate; documentation for a specific order is confirmed at quotation.
Installation is agreed per project. Foundations and utilities are provided locally, and turnkey delivery is not part of the standard supply.

Quotations, drawings and documentation can carry the partner's brand where agreed for the order. Legal, manufacturing and compliance documents keep the information they are required to carry.
Who unloads the delivery in the UK?
Unloading at the destination is the buyer's or the site's responsibility, with a forklift, telehandler, crane or other suitable equipment and safe access arranged locally.

Send your company and commercial role, the destination, the product family with a catalogue model reference or a drawing, the expected quantity for the first order and any repeat-order plan, the branding and documentation requirements, and the delivery basis to be priced.
