Why expansion work suits a timber dealer
A timber building is rarely finished on the first order. The customer who buys a garden office later wants a terrace. The holiday-park operator who ordered one unit wants a second beside it. The family with a residential cabin wants a wing for a relative. Each of these is an expansion order, and each goes back to the dealer that sold the original building.
For a dealer this is the easiest work to win. The customer already knows the product and the dealer already holds the drawings. What the dealer needs is a clear way to brief the manufacturer for each type of expansion. This playbook sets out four stages, from an upgrade at the point of order to a full extension wing. For each, it lists what Eurodita needs.
How Eurodita supply supports staged projects
Eurodita manufactures timber building kits at the Eurodita factory in Lithuania, since 1994, for dealers, distributors, garden centres, park operators, developers and private-label brands. The dealer sets its own price and keeps its own customer. Every order is quoted in writing, and each quotation carries a reference used in all later correspondence.
Three facts make staged work practical.
- Any approved profile on any model. The thickness in a catalogue listing is the featured profile, not the only one. A customer can order a heavier wall for a second building without changing the model.
- Options are separate lines. A terrace, a canopy, additional joinery or factory painting is an itemised option on the quotation. If it is not on the quotation, it is not in the kit.
- The order drawings are the record. The drawings, specification and packing list state what was supplied. A later brief can start from them.
Stage 1: upgrades at the point of order
The simplest moment to upgrade is before manufacturing starts. Once the customer has seen the 3D visual, the dealer can walk through the upgrade lines one by one.
- Wall profile. Solid profiles run 19x100, 28x100, 34x100, 44x130, 58x130 and 70x130 mm. Glulam runs 70x130 to 220x260 mm. Twin-skin build-ups are 44-50-44, 44-100-44, 58-50-58 and 58-100-58 mm. See wall profiles.
- Joinery. IV45, IV68 or triple-glazed IV92 timber windows and doors, timber sliding or bifold doors, or bought-in aluminium sliding systems. Glazing is recorded on the joinery line.
- Finish. Wall logs are untreated by default. Factory painting is an option with limited capacity and never the standard finish.
- Terrace or canopy. Stated as its own figure, separate from the external dimensions of the building.
To change a quotation, the dealer replies to the sales contact quoting the reference and listing the lines to alter. The change is re-run through the design and estimation system and a revised quotation with revised drawings is issued. Accept the revision, not the original.
Stage 2: preparing for insulation now, insulating later
A customer who wants a building for use throughout the year often cannot decide on insulation at the first meeting. Twin-skin solves this cleanly. The wall is two equal solid log skins with a cavity between them. Eurodita supplies the structure prepared for insulation; the insulation itself is bought and fitted locally. The cavity is 50 mm or 100 mm, and it is a dimension, not an insulation specification.
The dealer can therefore sell the structure first and the insulation system later, through a local trade. No U-value is published for any build-up, because a total wall thickness is not a thermal figure. Where the customer needs a figure for approval, the local designer calculates the wall as it will be built. The four build-ups are on twin-skin wall build-ups.
Stage 3: a second building on the same site
Park operators and developers often order one unit, assemble it, and then order more. Eurodita treats this as ordinary practice. A single pilot unit is accepted where it makes commercial sense, and there is no fixed minimum order across the range. The 58 and 70 mm profiles, glulam and bespoke designs can be single projects. The 19 to 44 mm standard ranges are volume-driven and are discussed as a programme quantity.
For the follow-on order, send the original quotation reference, the model or drawing reference, and any change in profile, joinery or finish. A made-to-measure building is a catalogue model with changed dimensions, so it has its own footprint. State every dimension as external length by width. Stage 4: an extension wing to an existing building
An extension that joins an existing Eurodita building is a bespoke brief. It is handled like any layout the catalogue does not cover: from a sketch or drawing, reviewed for manufacturability, and returned as a priced proposal with its own drawings. What the dealer sends for an extension brief:
- The reference and order drawings of the existing building.
- A sketch of the new footprint, with external dimensions and the junction with the existing wall marked.
- The wall family and profile written in full, matching the existing building unless a change is wanted.
- Joinery on its own line, including any door between the two parts.
- Roof form for the new wing and where the roofs meet.
- Destination country and intended use, so documentation and any approval route can be confirmed.
- Who handles the local approval route, and whether structural calculations by a specialist partner are needed.
Structural calculations, where the project requires them, are carried out by external specialist partners working from Eurodita drawings and technical data. Installation is agreed per project; usually the joining work on site is carried out by the buyer's crew from the order drawings.
What comes back for any expansion brief
A qualified brief returns a package generated from one configuration: 3D visual renders, 2D CAD floor plans, elevations with dimensions, a technical specification, a window and door schedule and a commercial quotation. The package can be a branded PDF under the dealer's own name where agreed. Branding is described on private-label manufacturing.
The quotation is in EUR, excluding VAT and delivery, EXW Eurodita factory by default. DAP is agreed per order and DDP case by case. Payment is 50/50: half with the order and half before dispatch. Dealer habits that make expansion work stick
- File the order drawings against the customer. The drawings, specification and packing list are the record. A dealer that keeps them can brief an extension without re-measuring the whole building.
- Note what was left out. Roof covering, insulation, paint and interior fit-out are not in the kit unless ordered. Each is a later conversation the dealer already knows about. See what is in a Eurodita kit.
- Revisit after assembly. The customer who has lived with the building knows what it lacks. That visit is where the terrace, the second unit or the wing is first mentioned.
- Keep the local trades close. Foundations, insulation, utilities and assembly stay local. A dealer with a reliable crew can offer the whole staged project, with Eurodita supplying each kit.
