What the kit carries, and what it does not
A Eurodita building leaves the factory in Kaunas, Lithuania as a flat-packed kit: machined wall logs, floor and roof components, the timber joinery made in the same plant, and the storm brace and anchor set, packed for transport and listed on the order documentation. This page sets out what a kit carries by component family, what changes between product families, and what is not in the kit unless ordered.
It is written for dealers, distributors, developers and private clients of larger homes who need to plan a base, a crew and an unloading slot before the first kit arrives. Eurodita publishes no general kit contents list, because contents follow the model, the wall profile and the options on each order; the drawings, specification and packing list are the record. What does “flat-packed kit” mean at Eurodita?
A flat-packed kit is the set of machined components from which one building is assembled, packed flat for transport rather than as finished walls or modules. Eurodita does not generally pre-assemble complete buildings in the factory before dispatch. Wall logs are cut on Hundegger CNC lines from kiln-dried Nordic spruce and pine to the order drawings, with joints, corners and openings machined in, so the crew on site lays courses rather than cutting timber.
Assembly is by the buyer’s own builder or local crew from the order drawings; Eurodita does not install. The kit is a manufacturing scope, not a site scope: base, roof covering and services are provided locally. The note on wooden cabin kits covers the format in general.
Which component families does a kit carry?
A kit is read by building part. Pieces, sizes and counts are stated only in the order documentation.

The component families are the same across the range; what changes is which of them a building has and in what form.

What is not in the kit unless it is ordered?
These items are outside the standard kit.
- Insulation material. Eurodita supplies the structure prepared for insulation where required, and does not supply insulation materials as a standard factory product; they are bought locally because national requirements differ.
- Roof covering. Roof boards are in the kit; the covering is supplied only where the order lists it, type per order.
- Foundations. The base is built locally from the footprint and drawings for the order.
- Utilities. Electrical, plumbing and gas systems are not supplied or connected.
- Paint or stain. Wall logs are untreated by default. Factory painting is an option with limited capacity, never the standard finish.
- Interior fit-out. Linings, kitchens, bathrooms and floor finishes are local scope.
- Installation. Assembly is by the buyer’s crew; Eurodita does not install and offers no turnkey delivery.
- Unloading equipment. Forklift, telehandler, crane or other suitable equipment and safe access are provided by the buyer or site.
How are the exact contents confirmed?
Three documents fix the contents of an order. The order drawings show the building as it will be machined and are the reference for the base and for assembly. The specification states the wall profile, floor and roof build-up, joinery and glazing, finish and options, and is issued with the written quotation. The packing list records what was packed. Together they replace the catalogue data sheet for that building.
Every order is quoted in writing, EXW Kaunas by default, in EUR excluding VAT and delivery; the quotation fixes scope and price, and documentation can carry the partner’s brand where agreed. A component shown in an older catalogue or another customer’s quotation is not a promise for a new order.
How does a kit arrive and how is it checked?
Packaging and loading are configured per product and order, so no universal pallet or wrapping description applies; the packing list states what was loaded. Freight goes through third-party forwarders and is quoted per route and load; Eurodita runs no transport fleet. Under EXW Kaunas the buyer’s forwarder collects at the factory; DAP is quoted per order, DDP case by case. See the shipping and delivery policy.
Unloading at the destination is the buyer’s or site’s responsibility unless a written order or transport arrangement states otherwise. Before dispatch, Eurodita’s routine checks cover completeness, packing and a final inspection. On arrival, the delivery is checked against the packing list and the order drawings before assembly begins; any difference is reported with the document reference and the item concerned.
What should I ask before ordering?
An enquiry that covers these points can be quoted without a clarification round.
- Model or drawing reference, from the catalogue or a bespoke brief, with external dimensions and terrace as a separate figure.
- Wall family and profile in full: solid, glulam or twin-skin, for example 44×130 mm or 58-100-58 mm.
- Floor: standard floor bearers and 28 mm floorboards, or a stated variation; the base is local scope.
- Roof: geometry, roof boards, and whether a roof covering is included in the order or sourced locally.
- Joinery on its own line: IV45, IV68 or IV92, glazing, timber sliding or bifold doors, or aluminium sliding systems.
- Insulation and finish: structure prepared for locally bought insulation; untreated by default, or factory painting requested as an option.
- Delivery basis, destination country and the unloading equipment on site.
- Quantity: single unit, pilot unit or programme volume; 19 to 44 mm ranges are volume-driven, while 58 and 70 mm, glulam and bespoke can be single projects.

What is included in a log cabin kit from Eurodita?
A Eurodita kit carries the machined wall logs in the profile on the order, impregnated floor bearers and 28 mm floorboards as standard, the roof structure and roof boards, Eurodita’s own timber windows and doors, and the storm brace and anchor set recorded as Included on every catalogue data sheet. The exact contents of an order are listed in its drawings, specification and packing list.
Is insulation included?
No. Eurodita supplies the wall, floor and roof structure prepared for insulation where the project requires it, and does not supply insulation materials as a standard factory product. The insulation is selected and bought locally because national requirements and partner practice differ. A twin skin cavity is a space for insulation, not an insulation specification.
Is the roof covering included?
Roof boards are in the kit. The covering that goes on them is not a standard kit item and is supplied only where the order documentation lists it, with the type stated per order. If a covering is wanted from Eurodita, say so in the enquiry so the quotation and packing list can include it; otherwise it is sourced locally.
Are the wall logs treated?
No. Wall logs are supplied untreated by default, so the buyer or end customer applies the chosen stain or paint after assembly. Floor bearers are impregnated as standard because they sit on the base. Factory painting is an option with limited capacity and is never the standard finish; whether a request can be accepted is confirmed in the quotation.
Is the kit pre-assembled?
No. Eurodita does not generally assemble complete buildings in the factory before dispatch. The kit is machined components, cut on Hundegger CNC lines from the order drawings and packed flat for transport. Assembly on site is carried out by the buyer’s own builder or local crew from those drawings; Eurodita does not install and offers no turnkey delivery.
Who unloads the kit?
The buyer or the site. Unloading at the destination is the buyer’s responsibility unless a written order or transport arrangement states otherwise. A forklift, telehandler, crane or other suitable equipment and safe access must be provided on site. Eurodita runs no transport fleet; freight is arranged through forwarder partners and quoted separately for each route and load.
