Italy: private-label habitable timber cabins

Eurodita, a B2B-first timber building manufacturer in Kaunas, Lithuania, can supply private-label log cabins for Italy: habitable timber cabins (casette in legno abitabili) that an Italian reseller sells under its own brand. Eurodita supplies the building kit and the project documentation; the reseller and its local team are responsible for assembly, foundations, the electrical, plumbing and gas services, and permits and approvals in Italy. The reseller described on this page is an illustrative worked example, not an Italian client.

At a glance

Manufacturer: Eurodita, in Kaunas, Lithuania, with timber-building manufacturing experience since 1994 and approximately 5,000 m² of covered production space.
Sales model: B2B first, for trade, professional and project partners, with private-label supply and partner-branded documentation where agreed for the order. Eurodita also sells larger residential homes directly to private clients, but not small cabins.
Wall profiles: solid timber 19×100, 28×100, 34×100, 44×130, 58×130 and 70×130 mm; glulam 70×130, 88×260, 135×260, 180×260 and 220×260 mm. Every approved profile in a family can be specified on any model in that family.
Twin-skin walls: four build-ups, 44-50-44, 44-100-44, 58-50-58 and 58-100-58 mm, where the cavity is the space the insulation occupies. The insulation material is normally selected and fitted locally, and Eurodita publishes no thermal performance figure.
Timber: spruce and pine, Northern European timber, dried in-house to a 12-14% moisture target.
Dimensions: building dimensions stated by Eurodita are external. Bespoke dimensions are assessed project by project, and there is no published maximum building size.
Supply basis: quotations in EUR, EXW Kaunas, with VAT and delivery excluded unless the quotation states otherwise. Payment is 50% with the order and 50% before dispatch.
Local scope: assembly, foundations, electrical, plumbing and gas services, and local approvals sit with the reseller and its Italian project team.
Starting: a single pilot unit where the order makes operational and commercial sense. There is no universal minimum order quantity, and factory visits are welcome by arrangement.

Is this a real Italian client or project?

No. This page is an illustrative worked example, not a record of a specific Italian client. It describes no specific Italian client, partner or completed project. It applies the supply route, the private-label model and the product facts that are the same in every market to a scenario an Italian reseller will recognise. Eurodita’s Italian market page, written in Italian, covers the supply route for projects in Italy.

What are Italian buyers of casette in legno abitabili looking for?

The reseller in this worked example already sells casette da giardino: small garden buildings, chosen on price and assembled by the customer. It wants a second range of habitable timber cabins, sold under its own brand, to its own customers, at prices it sets itself.

Italian search demand shows where that range sits. Semrush’s Italy keyword gap export of 3 September 2026 records “casette in legno abitabili” at 3,600 searches a month, “case in legno abitabili” close behind at 2,400, a long tail of size-qualified variants (20 mq, 40 mq, 50 mq, 100 mq), and a separate run of queries for “casette in legno coibentate”.

The buyer behind those queries is not asking for a shed. The buyer is asking four things: can it be lived in, how big can it be, is it insulated, and does it have a bathroom. The wall, the size and a structure prepared for insulation are settled with Eurodita in Kaunas; the insulation material, the bathroom and the local approvals normally stay with the reseller in Italy. Being straight about which is which is the point of this page.

Which wall profile should a habitable range be built on?

For a habitable cabin range, everything else follows from the wall. Eurodita machines six solid timber wall profiles: 19×100, 28×100, 34×100, 44×130, 58×130 and 70×130 mm. It also makes a glued-laminated (glulam) series at 70×130, 88×260, 135×260, 180×260 and 220×260 mm, with the Dovetail corner system available on every glulam profile except 70×130. Every approved profile in a family can be specified on any model in that family, to suit the project and the budget.

The choice is commercial as well as technical. In Eurodita’s range, 19 mm is mainly a class for sheds and small garden buildings and 28 to 44 mm is the standard cabin band, and Eurodita’s order economics treat both as volume-driven: they suit a programme of repeat units rather than one-off orders. The 58 and 70 mm profiles, bespoke work and glulam are handled more flexibly, and a single unit at those thicknesses can make commercial sense on its own.

So in this worked example the reseller builds its entry range on 58×130 or 70×130. Where it wants a visibly heavier product at the top of the range, a casa in legno rather than a casetta, glulam is the route. Eurodita manufactures approximately 50 glulam homes over 100 m² per year on average, which is the lane the 100 mq searches belong to. The product families are shown on the wholesale log cabins and glulam homes pages.

Can the cabins be insulated (coibentate), and who supplies the insulation?

“Casette in legno coibentate” is the Italian buyer asking for an insulated building. For the walls, Eurodita’s answer is a twin-skin, or double-wall, construction: two equal solid timber skins with a cavity between them. The four current build-ups, given as outer skin, cavity and inner skin, are:

Build-upCavityTotal wall thickness
44-50-44 mm50 mm138 mm
44-100-44 mm100 mm188 mm
58-50-58 mm50 mm166 mm
58-100-58 mm100 mm216 mm

Those four are the whole twin-skin family, and there are no intermediate build-ups to specify from. Twin-skin availability for a given product, project and destination is confirmed per order. The same table appears on Eurodita’s bespoke log cabins page.

For an insulated twin-skin cabin, the supply boundary matters more than the numbers. The cavity is the space the insulation occupies, but Eurodita supplies the timber structure prepared and configured for insulation, in walls, floors and roofs where the project requires it, and does not normally supply the insulation material itself. Insulation is selected and fitted locally, because national requirements and installer practice differ. A cavity dimension is a dimension, and Eurodita publishes no thermal performance figure for any wall it makes.

For an Italian reseller, local insulation is a workable position rather than a gap. The reseller’s Italian installer specifies the insulation that suits the region and the intended use, and the reseller keeps that part of the value in Italy.

What is decided in Kaunas, and what stays with the reseller in Italy?

What does Eurodita make and specify in the factory?

Beyond the wall, an Italian reseller sets the rest of the specification in its order to Eurodita, and Eurodita produces it in Kaunas:

  • Timber. Spruce and pine, Northern European timber, dried in-house in Nardi kilns that run on electricity, to a 12-14% moisture target, and machined on Hundegger CNC equipment.
  • Windows and doors. Eurodita makes its own timber windows and doors in the IV45, IV68 and triple-glazed IV92 systems, plus its own timber sliding and bifold doors. Aluminium sliding systems are sourced from a specialist supplier and supplied as part of the project.
  • Floors. 28 mm floorboards as standard, with floor bearers impregnated as standard.
  • Roof. Apex, pent, hip and pyramidal or multi-slope geometries recur, and other geometries are designed per project. Roof geometry is generally configurable, and feasibility is assessed for the specific building.
  • Finish. Wall logs are supplied untreated by default. Factory painting is an option with limited capacity, not a standard finish; on glulam it is offered as an extra service.

What does the reseller provide locally?

In Eurodita’s supply to an Italian reseller, electrical, plumbing and gas systems are not part of the default manufacturing scope, so “casette in legno abitabili con bagno” means the reseller or its installer brings the bathroom. Installation, foundations and utilities are market and project specific and are not part of what Eurodita supplies in Italy, so Eurodita does not offer chiavi in mano (turnkey) delivery there. Where a project needs structural calculations, those are done by external structural engineering specialists, not in-house.

Local architect sign-off, structural approval and building-control acceptance sit with the reseller’s project team. Eurodita does not publish blanket certification or compliance claims for its range; where a specific route is required, it is confirmed for that product, project and destination. Eurodita’s certification and documentation reference explains what documentation may be available for a confirmed order.

What should the installer know before the kit arrives?

Eurodita buildings are not generally pre-assembled or test-fitted in the factory before dispatch. Bespoke dimensions are assessed project by project, so there is no published maximum building size to design against. Where Eurodita states a building’s dimensions, they are external dimensions.

How does the range carry the reseller’s own brand?

Private-label supply is what distinguishes the reseller’s range from a re-badged import. Eurodita manufactures; the partner normally controls its own customer-facing pricing, its sales process and its end-customer relationship. Eurodita’s proprietary in-house design, estimation and visualisation system can produce the client-facing package under the partner’s own identity and logo: 3D renders, 2D CAD floor plans, elevation drawings with dimensions, technical specifications, a window and door schedule, the commercial quotation and a branded PDF.

Where partner branding is agreed for the order, the reseller’s Italian customer sees the reseller’s brand on the drawings, the specification and the quotation. That is what makes a range rather than a catalogue. The model is described in more detail on the private-label manufacturing and dealer programme pages.

Private-label supply also means Eurodita has no control over resale pricing. Eurodita’s retailers decide for themselves what to sell and at what price, and no margin, no recommended retail price and no resale figure is published or suggested.

What are the supply terms for an Italian order?

How are quotations and payment structured?

Eurodita quotes in EUR, on an EXW Kaunas basis with VAT and delivery excluded, unless a specific quotation says otherwise. DAP can be offered where it suits the order. DDP is considered case by case and is never a standing commitment. Payment is structured as 50% with the order and 50% before dispatch from the factory.

How is freight to Italy arranged, and who unloads?

Eurodita runs no transport fleet. Freight is arranged through third-party carrier and forwarder partners, quoted separately, and priced for the specific route and load. Arrival dates on a freight quotation are estimates, specific to route and carrier. Production and dispatch timing is set for the individual order in the written quotation; Eurodita publishes no general figure for it.

When a Eurodita delivery reaches its destination, unloading is the buyer’s responsibility. A forklift, telehandler, crane or other suitable equipment may be appropriate depending on the load and the site, and the site has to provide safe access.

How does a reseller start, and is there a minimum order?

A new trade partner can normally start with Eurodita on a single pilot unit where that order makes operational and commercial sense. There is no universal minimum order quantity, and at 58 to 70 mm, in bespoke work and in glulam, a one-unit order is ordinary business rather than an exception.

Eurodita does not offer exclusivity or territory as a blanket policy. If either applies to a particular relationship, it is agreed in the specific commercial agreement, not promised on a web page.

Factory visits in Kaunas are welcome by arrangement. Eurodita has been manufacturing timber buildings since 1994 and works from approximately 5,000 m² of covered production space in Kaunas, producing roughly 12,000 standard catalogue buildings and 1,800 to 2,000 bespoke structures a year on average, with glulam counted separately.

Frequently asked questions

Can Eurodita supply casette in legno abitabili under our own brand?

Yes. Eurodita, a timber building manufacturer in Kaunas, Lithuania, works as a private-label manufacturer: it makes the buildings, while the trade partner normally controls its own pricing, sales process and end-customer relationship. Where it is agreed for the order, Eurodita’s in-house design, estimation and visualisation system can produce partner-branded quotations and project documentation, including 3D renders, 2D CAD floor plans, elevation drawings, technical specifications and a branded PDF.

Are the cabins insulated (coibentate)?

Eurodita supplies the timber structure prepared and configured for insulation, in walls, floors and roofs where the project requires it. For walls, the four twin-skin build-ups are 44-50-44, 44-100-44, 58-50-58 and 58-100-58 mm, with a 50 mm or 100 mm cavity for the insulation. Eurodita does not normally supply the insulation material itself; it is selected and fitted locally, because national requirements and installer practice differ. No thermal performance figure is published for any wall system.

Do you supply the bathroom, plumbing and electrics?

No. Eurodita supplies the timber building, and electrical, plumbing and gas systems are outside its default manufacturing scope. For a casetta abitabile con bagno, the bathroom, the plumbing, the electrics and any gas installation are fitted locally by the reseller or its installer. Local approvals for the finished building also sit with the reseller’s project team, not with Eurodita.

Do you offer chiavi in mano (turnkey) delivery in Italy?

No. Eurodita is the manufacturer and supplier of the building kit and its project documentation. Installation, foundations, utilities, permits and building-control approval are market and project specific, and they are not part of what Eurodita supplies in Italy. A reseller that sells a turnkey building to its own customers arranges those parts through its local project team and installers.

Do we get an exclusive territory for Italy?

Not as a general policy. Eurodita does not offer exclusivity, territory protection or any similar commercial arrangement as a blanket programme. If one applies to a particular partner, it comes from the specific commercial agreement for that relationship, not from a web page or a published programme. Resale pricing is also the partner’s own decision: Eurodita publishes no margin and no recommended retail price.

What is the commercial basis of a quotation?

Eurodita quotes in EUR, on an EXW Kaunas basis, excluding VAT and delivery, unless the specific quotation states another basis. DAP can be offered where it suits the order, and DDP is considered case by case. Payment is 50% with the order and 50% before dispatch from the factory. Freight is arranged through third-party carriers and forwarders and quoted separately for the specific route and load.

Can we start with one unit?

Usually yes. A new trade partner can normally begin with a single pilot unit where the order makes operational and commercial sense, and there is no universal minimum order quantity. At 58 to 70 mm, in bespoke work and in glulam, a one-unit order is ordinary business. Small buildings in the 19 mm class and the 28 to 44 mm standard band are volume-driven and suit a repeat programme better than a one-off.

Which wall profiles can we specify?

Eurodita’s solid timber wall profiles are 19×100, 28×100, 34×100, 44×130, 58×130 and 70×130 mm, and its glulam series is 70×130, 88×260, 135×260, 180×260 and 220×260 mm. Every approved profile in a family can be specified on any model in that family, to suit the project and the budget. Twin-skin build-up availability is confirmed per order, and the profile dimensions do not establish any thermal performance figure.

How can an Italian reseller contact Eurodita?

Eurodita is a B2B-first timber building manufacturer focused on trade, professional and project partners, and it also sells larger residential homes directly to private clients, assessed individually. For an Italian private-label range, send the project details through the contact page, or read the Italian market page first.
