Eurodita is a log cabin manufacturer for dealers, based in Lithuania, manufacturing timber buildings since 1994. It makes the kit; the dealer sets its own price, runs its own sales process and keeps its own customer.

Eurodita supplies businesses: dealers and distributors of garden buildings and log cabins; garden-centre chains and outdoor-living retailers adding a timber-building range; holiday-park, glamping and resort operators buying units for their own sites; developers, builders and contractors with a residential or commercial brief; online retailers that order against confirmed customer orders; architects and specialist project suppliers with drawings to price; and private-label brands that want the building and its paperwork under their own name.
The garden-building range goes through trade partners. Larger residential homes, such as glulam houses and annexes, can also be supplied to private buyers, and those enquiries are assessed individually. Eurodita publishes no partner counts and no country counts.
How a dealer relationship starts
A trade relationship usually starts with one building. A single pilot or test unit is accepted practice where it makes commercial sense, and a one-unit order is not treated as unsuitable for the trade route. There is no fixed minimum order across the range. The 19 mm and the 28 to 44 mm solid ranges are volume-driven, so expected quantity is discussed as part of ongoing supply; the 58 and 70 mm ranges, bespoke work and glulam projects can be single projects, quoted individually. Load planning and commercial viability are confirmed per quotation.
Qualification is a review of business fit, not an application with a score. Eurodita checks the company, its commercial role, the destination market, the intended use, the product family, the expected quantity and any repeat-order plan, and the branding, documentation and logistics requirements; where something is missing, it asks before quoting. What to send with a first enquiry:
- company, legal entity, commercial role and destination market;
- a catalogue model reference, or a sketch, drawing or target specification for a bespoke brief;

What a written quotation contains
Every order is quoted in writing. Eurodita has no price list, public or private, so the quotation is the document that fixes the specification, the quantity, the price basis, the payment terms and the validity of the offer. Prices are in EUR and exclude VAT and delivery. The default commercial basis is EXW Eurodita factory; delivered terms are quoted per order where requested. Quotations print a validity date; after it the price is revalidated rather than automatically withdrawn.
Eurodita does not apply discounts or a price scale by quantity as a standing rule, and no production priority is attached to any partner category; each order’s terms are set in that order’s quotation. How to read the document is explained on reading a Eurodita quotation.
What carries your brand
Private label and white label mean the same thing at Eurodita: Eurodita manufactures, and the partner’s brand appears on the customer-facing material. Where agreed for the order, quotations, 2D drawings and 3D visuals, assembly guides, delivery notes and packaging labels can carry the partner’s company name and logo instead of the Eurodita brand. The proposal package for a bespoke brief is generated as a branded PDF, so the dealer can present it to its customer under its own name.
Legal, manufacturing and compliance documents keep the information they are required to carry, including manufacturer, safety and traceability details. Private-label supply does not remove the partner’s responsibility for its own customer offer and aftersales. The exact scope is confirmed before production, per order. Support before and after an order
Eurodita stays behind the dealer’s brand, so the support it gives is factory support: documents, drawings and answers, not sales staff in the dealer’s market.
Before the order. Enquiries are reviewed by the sales manager, who checks business and project fit and asks for any missing technical or commercial input before quoting. What comes back is a written quotation with 2D CAD drawings, a 3D visual, the technical specification and the window and door schedule, generated as a branded PDF under the dealer’s identity where agreed, so the dealer can present it to its own customer. A single pilot unit is accepted practice for a first order. Dealers, distributors and developers with a project under discussion can visit the factory in Lithuania by arrangement; there is no showroom and visits are not walk-in.
With the order. The kit ships with the assembly drawings and the assembly guide, the technical data sheet for the model, and on dispatch the commercial invoice, packing list, CMR consignment note and export declaration. Enquiries are handled in English; documentation in the partner’s language, under the partner’s brand, is agreed per order.
After delivery. The delivery is checked against the packing list and the order drawings before assembly, and any difference is reported with the document reference and the item concerned. Assembly, installation and the end-customer relationship stay with the dealer: private-label supply does not remove the partner’s responsibility for its own customer offer and aftersales. What is not offered, including installation, stock in market and guaranteed margins, is listed on what Eurodita does not do.
Delivery, payment and documents
The default delivery basis is EXW Eurodita factory: the kit is checked, packed and made available at the factory, and the buyer or its forwarder collects it. DAP can be agreed per order and DDP is considered case by case, always in writing with the Incoterm, destination, access, unloading and documents named. Eurodita runs no transport fleet; freight is arranged through third-party carriers and forwarders.
Payment is 50 % with the order and 50 % before dispatch from the factory, unless the written quotation states otherwise. Shipment documents are the commercial invoice, the packing list, the CMR consignment note and the export declaration, with HS and origin information where the destination requires it. Unloading at the destination is the buyer’s or the site’s responsibility, with suitable equipment arranged locally. The terms in full are on the shipping and delivery policy.
What Eurodita does not offer
- No price list. Every order is quoted individually in writing.
- No stock in any market and no dropshipping. Eurodita manufactures against confirmed purchase orders; a dealer that wants display or stock units orders them.
- No exclusivity, no protected territory and no guaranteed margin outside a specific written contract. An enquiry or a network discussion grants none of these.
- No standing discounts, quantity price scale or production priority. No other commercial benefit is automatic either.
- No published margins or resale prices. The dealer sets its own retail position.
- No installation, foundations or turnkey delivery. Local approvals, foundations, site works, service connections, installation and the end-customer relationship stay with the buyer and its appointed local parties.
- No insulation material, building services or structural calculations in the default factory scope. The structure is supplied prepared for insulation; services and project-specific structural calculations are sourced locally or from external specialists.
- No certification claims. Eurodita holds no FSC or PEFC chain-of-custody certificate of its own and no ISO 9001 certification; its recurring production checks are quality control, not a certificate. Any document a destination market requires is confirmed per order.
- No published lead times, quote-turnaround times, on-time percentages or universal warranty figures. Timing and warranty terms come from the confirmed order documentation.
Product families for the trade
Every wall thickness is offered on every model; the thickness is a specification line in the quotation, not a separate product line. Solid timber profiles run 19 mm, 28 mm, 34 mm, 44 mm, 58 mm and 70 mm. Glulam profiles run 70 mm, 88 mm, 135 mm, 180 mm and 220 mm, with the Dovetail corner system on the glulam profiles other than 70 mm. Twin-skin build-ups use two equal solid skins with a cavity for locally sourced insulation: 44-50-44, 44-100-44, 58-50-58 and 58-100-58 mm.

Timber is Nordic and Northern European spruce and pine; the species for a given order is confirmed in the specification. Wall profile and base-size references are on wall profiles and base size by model.
What comes back on a bespoke brief
A bespoke order starts from a buyer brief rather than an unchanged catalogue model. A sketch can start the discussion, but production does not begin from an unapproved concept. Once the brief is qualified, the partner receives:
- 3D visual renders;
- 2D CAD floor-plan drawings;
- side and elevation drawings with dimensions;
- technical project specification;
- window and door schedule;
- commercial quotation;
- the package as a branded PDF, under the partner’s identity where agreed.
The buyer approves the drawings, specification, quotation, branding scope and written terms before manufacturing starts. For one-off bespoke work the solid range starts at 28 mm; custom 19 mm is a mass-production route only.
The design and estimation system behind the package
Every quotation, catalogue or bespoke, is produced from the Eurodita design and estimation system, a proprietary in-house workflow that combines 2D CAD floor-plan design, 3D visualisation, material and timber-volume calculation, cost estimation and branded PDF output. It is an internal tool used by the Eurodita team on real enquiries, not a public self-service configurator, and every partner works through the same system whatever its order volume.
The team configures the building from the brief: the model or drawing reference, the external dimensions, the wall profile written in full, the joinery, the roof and floor build-up, the finish and the options. The system generates the floor plans, the elevations with dimensions, the 3D render, the specification and the window and door schedule, and calculates the estimate from the geometry and the maintained pricing data. Catalogue models are priced from the current price source; bespoke, glulam and modified projects are calculated individually, never from a catalogue price. Freight is a separate line for the route and load.
The quotation that results carries its own reference and prints a validity date; after that date the price is revalidated rather than automatically withdrawn. To change anything, the dealer replies quoting the reference and listing the lines to alter, the change is re-run through the system, and a revised quotation with revised drawings is issued; the revision, not the original, is the document to accept. Manufacturing facts
Eurodita has been manufacturing timber buildings since 1994 at one main production site in Lithuania, with several workshops and production halls: one site, not a network of plants. Output is about 12,000 catalogue buildings and 1,800-2,000 bespoke structures a year, from a 5,000 m² covered facility dimensioned for 150,000 m³ of timber a year; annual averages, not guaranteed output. Glulam homes over 100 m² are counted separately.
Wall profiling, kit production, bespoke component production and timber joinery are carried out in-house, machined on Hundegger CNC equipment. Drying is done in-house, in Nardi kilns run on electricity, to a working moisture target of approximately 12-14 % for wall timber. Eurodita manufactures its own timber windows and doors in the IV45, IV68 and IV92 system families and its own timber sliding and bifold doors; aluminium sliding systems come from a specialist supplier. Every kit passes a final pre-dispatch inspection.
Markets and languages
Dealers in every EU market and Ukraine are welcome. Eurodita supplies internationally, subject to project fit, logistics, market requirements and commercial terms; the market pages at markets explain, for each country and in its language, what a dealer there can expect. Naming a market on that hub does not imply an active dealer in it. Enquiries are handled in English; partner-language documentation under the partner’s brand is agreed per order.

Do dealers receive a wholesale price list?
No. Eurodita has no price list, public or private. Every order is quoted in writing, in EUR, excluding VAT and delivery, EXW Eurodita factory by default. The quotation fixes the specification, quantity, price basis, payment terms and validity for that order, and Eurodita does not apply discounts or a price scale by quantity as a standing rule.
Does a dealer relationship include territory exclusivity or a guaranteed margin?
No. A dealer discussion or an initial enquiry does not grant territory, channel or product exclusivity, and there is no guaranteed margin. Any protected territory, account conditions or performance requirements would need to be explicitly assessed, agreed and recorded in a written contract. Eurodita publishes no dealer margins or resale prices; the dealer sets its own retail position.
Can dealers sell Eurodita buildings under their own brand, and what does private label cover?

The review moves as fast as the information in the enquiry allows, and it ends with a written quotation for the first order, not with a certificate or an account tier.
