Log cabin dropshipping is a search people make when they want to sell timber buildings without holding stock. The wish is reasonable. The mechanism is wrong. Eurodita does not dropship, holds no stock in any market and ships nothing to a consumer on a reseller's behalf. What it does offer is order-based supply: the dealer sells, confirms a specification and places a purchase order, and the factory manufactures that order. This post explains why the dropshipping model breaks on a timber building, and how a reseller without stock actually works with Eurodita.
What dropshipping assumes
Consumer dropshipping rests on four assumptions. The product is a finished shelf item with a fixed specification. Someone holds it in a warehouse ready to ship. The parcel can be delivered to a doorstep without equipment or a site. And the seller never has to touch the product, the site or the aftersales. None of the four holds for a log cabin.
Why it fails on a timber building
There is no shelf item
A catalogue listing is not one product. Any approved wall profile can be specified on any model. Eurodita machines six solid profiles from 19x100 to 70x130 mm, five glulam profiles from 70x130 to 220x260 mm and four twin-skin build-ups. Joinery, glazing, roof, finish and options are chosen per order. The building your customer buys is a configuration, and it does not exist until the order is confirmed and machined. The profiles are on wall profiles.
There is no stock to ship from
Eurodita manufactures against confirmed purchase orders in Lithuania and holds no stock in export markets. It has no local warehouses, offices or factories outside Lithuania. A dealer that wants display or stock units orders them like any other unit. A "dropship supplier" with cabins waiting in a shed is a different business, and it is not this one.
A kit is not a parcel
A Eurodita building leaves the factory as a flat-packed kit. It holds machined wall logs, floor and roof components, timber joinery, and the storm brace and anchor set. Freight is quoted per route and load through third-party forwarders; Eurodita runs no transport fleet. Unloading at the destination is the buyer's or site's responsibility. The site needs a forklift, telehandler, crane or other suitable equipment and safe access for the vehicle. A consumer who ordered online rarely has any of that ready. Someone local must finish the building
The kit is a manufacturing scope, not a site scope. The base is built locally from the order drawings. Assembly is by the buyer's own builder or local crew. Insulation for a twin-skin cavity is bought and fitted locally. Utilities, roof covering where not ordered, painting and approvals are local too. Installation is agreed per project, and turnkey delivery is not part of the standard supply. In a dropshipping chain there is nobody to do this. In a dealer chain, the dealer arranges it or tells the customer to.
The customer relationship cannot be outsourced
Under private-label supply the partner controls its customer-facing pricing, sales process and end-customer relationship. Private-label supply does not remove the partner's responsibility for its own customer offer and aftersales. The buyer named on the quotation is the dealer, not the consumer. Payment is due from the dealer, on 50/50 terms: half with the order and half before dispatch. Dropshipping is built on the idea that the manufacturer absorbs those duties. Eurodita does not.
What works: order-based supply
A reseller without stock is a normal Eurodita trade buyer. The dealer page names online retailers that order against confirmed customer orders as one of the buyer types the factory supplies. The model is simple, and it is one of the ways the garden-building range reaches the market.
- You sell. Under your own brand, at your own price, through your website, showroom or sales channel. Eurodita publishes no dealer margins or resale prices; the retail position is yours.
- You confirm the specification. Model or drawing reference, wall profile written in full, joinery on its own line, external dimensions, finish, destination and delivery basis. Your customer's local scope is settled at this point.
- You place a purchase order. Eurodita returns a written quotation in EUR, excluding VAT and delivery, EXW Eurodita factory by default. Price and timing for that order are fixed in that document, not on a website.
- The factory manufactures. Against your confirmed order, on Hundegger CNC lines from kiln-dried Nordic spruce and pine, with a final pre-dispatch inspection.
- The kit is released. Under EXW your forwarder collects at the factory. DAP to a named place can be agreed per order; DDP is case by case. The shipment documents are the commercial invoice, packing list, CMR consignment note and export declaration.
- Your customer's site unloads and assembles. With the assembly drawings and guide, under the arrangements you made in step two.
Nothing in that chain requires you to hold stock. Everything in it requires you to hold the customer.
Where your brand appears
Where agreed for the order, the customer-facing paperwork can carry your company name and logo. That covers quotations, 2D drawings and 3D visuals, assembly guides, delivery notes and packaging labels. For a bespoke brief the proposal package is generated as a branded PDF, so you present it to your customer under your own name. Legal, manufacturing and compliance documents keep the manufacturer, safety and traceability details they must carry. The arrangement is set out on private-label manufacturing.
Starting without a warehouse
A trade relationship usually starts with one building. A single pilot unit is accepted practice where it makes commercial sense. A one-unit order is not treated as unsuitable for the trade route. There is no fixed minimum order across the range, and no blanket "no minimum" either. The 19 to 44 mm standard ranges are volume-driven, so expected quantity is discussed as part of ongoing supply. The 58 and 70 mm profiles, glulam and bespoke work can be single projects. The quotation for the specific order states what applies.
Timing is the other thing a reseller without stock has to manage. Eurodita publishes no production or transit durations. Timing is confirmed per order in the quotation and at order confirmation, from the current production schedule. State the required delivery window in the enquiry before you promise a date to your customer, not after. Freight timing is the forwarder's estimate.
What Eurodita will not agree to
- Dropshipping to consumers, in any market.
- Stock held for a dealer, in any market.
- Exclusivity, a protected territory or a guaranteed margin outside a specific written contract.
- Installation, foundations, utilities or turnkey delivery.
- A price list, standing discounts or a quantity price scale.
