A log cabin that comes from a factory is often called modular or prefabricated. The words are used for two different things: a building delivered as finished, room-sized units, and a building delivered as a set of factory-made parts that are put together on site. A Eurodita log cabin is the second kind. It leaves the factory in Lithuania as a flat-packed kit, and complete buildings are not generally pre-assembled before dispatch.
This article sets out what that factory preparation gives a dealer, a developer or a private client of a larger home, and where its advantages end. It gives no assembly time and no cost comparison: the time depends on the site, the base and the team, and every order is priced in its own written quotation.
What Modular Means for a Eurodita Log Cabin
The kit is made of machined wall logs, floor and roof components, the timber windows and doors made in the same plant, and the storm brace and anchor set. No general contents list is published, because the contents follow the model, the wall profile and the options of each order. The component families are described on what is in a Eurodita kit.
Electrical, plumbing and gas systems are not part of the default manufacturing scope. Cable channels can be machined into the wall logs where the order specifies them.
One route is decided project by project: a mobile glulam home can be supplied as a factory-assembled transportable module where the project allows it. Otherwise it is supplied as a kit, like every other building.
What the Factory Does Before the Kit Is Packed
The timber is dried before it is machined
Eurodita uses Nordic and Northern European spruce and pine. The timber is dried in-house in Nardi kilns, and the manufacturing moisture target for wall timber is approximately 12 to 14%. That is the working production range, not a warranty for every piece.
The wall logs are machined by CNC
Wall logs are profiled and machined in-house on Hundegger CNC lines, in the profile that the order names and with interlocking tongue and groove joints. The windows and doors come from the joinery workshop of the same factory.
The kit is checked before dispatch
The recurring factory checks cover incoming timber, moisture, dimensions, CNC and profiling accuracy, joints and fit, windows and doors, completeness, packaging and a final inspection before dispatch. This is an operational quality-control routine. It is not an ISO 9001 certificate and not a factory production control certificate.
The order is fixed in writing
Every order is quoted in writing. The wall profile, the joinery and the options of the order are stated in the quotation and its specification, and the shipment travels with a packing list.
Factory production does not fix the design
A factory-made kit is not limited to one layout. Any approved wall profile can be specified on any model, and a bespoke building is drawn and priced from the idea, sketch or architectural drawing of the buyer, subject to technical and commercial review. The two routes in figures
Eurodita manufactures approximately 12,000 standard catalogue timber buildings per year on average, and approximately 1,800 to 2,000 non-standard and bespoke timber structures, excluding glulam. These are annual averages. They are not capacity figures and not a promise of future output.
What Stays on Site
The kit is a manufacturing scope, not a site scope. These parts of a project are provided locally:
- Foundations. The base is built locally.
- Assembly. By default the kit is assembled by the local crew of the buyer; installation is agreed per project. Turnkey delivery is not part of the standard supply.
- Insulation material. The structure can be prepared for insulation where the project requires it; the insulation material is normally selected and bought locally.
- Finish. Wall logs are supplied untreated by default and floor bearers are impregnated as standard. Factory painting is an option with limited capacity.
- Utilities. Electrical, plumbing and gas systems are provided and connected locally.
- Unloading. Unloading at the destination is the responsibility of the buyer or the site, with a forklift, telehandler, crane or other suitable equipment, unless a written order or transport arrangement states otherwise.
- Approvals. Building approval follows the local route of the buyer. Where a project needs structural calculations, they are carried out by external specialists.

What Factory Production Does Not Tell You
- How long assembly takes. The time it takes depends on the site, the base and the team. Production timing is confirmed for each order in the written quotation, and freight is quoted separately for the route.
- What the finished building costs. There is no public price list. Every order is quoted in writing in EUR, excluding VAT and delivery, EXW Eurodita factory by default.
- How the finished building performs. A wall thickness on its own establishes no thermal, fire, structural or certification performance.
- Which documents a market requires. Eurodita makes no blanket CE or UKCA claim. The documentation for a specific order is confirmed at quotation.
What to Ask Any Supplier of a Prefabricated Timber Building
The same questions separate one factory-made building from another, whoever supplies it:
- Is the building delivered assembled, in modules, or as a flat-packed kit?
- Which wall profile is quoted, written in full with thickness first and log height second, and is it solid log, glulam or twin-skin?
- Are the stated dimensions external or internal?
- What is in the kit, and what is not: insulation material, roof covering, base, finish?
- Is the timber kiln dried, and to which moisture target?
- Which documents state the contents of the order?
- What is the delivery basis, and who unloads?
- Who assembles the building, and who obtains the local approval?
