About This Project

Bespoke Design — Manufactured to Client Specifications

Design Overview

Manufactured to order, this compact design encompasses 14.7m² of interior space within 3.3m x 5.3m external walls. Internal dimensions of 3.0m x 5.0m are enclosed by 70mm glue-laminated timber walls rising to a sidewall height of 2210mm, with the pent (mono-pitch) roof reaching 2470mm at the ridge. The design incorporates 2 windows and 2 doors, positioned to the client’s layout brief, with the pent (mono-pitch) roof spanning 20.9m² above 40x60mm floor bearers. As with every Eurodita garden room, all dimensions, materials, and configurations are manufactured to the dealer’s exact brief. No element is taken from stock; each piece is cut to order.

Why This Configuration

The pent (mono-pitch) roof delivers a clean, modern profile with a single slope that simplifies construction and reduces material requirements without compromising weather protection. The low 4.7° pitch maintains a discreet roofline, which can be advantageous in areas with height restrictions or where planning sensitivity is a consideration.

At 70mm, the wall thickness meets the thresholds commonly required for year-round habitable structures, supporting insulation upgrades and Building Regulations compliance where needed.

The 2 windows are positioned to balance natural light with wall space for furnishing flexibility. The 2 doors provide multiple entry points, improving circulation and supporting flexible room layouts.

The deep 3.3m x 5.3m plan provides generous room depth, well-suited to open-plan living or configurations requiring clear span in the primary direction.

Materials & Construction

The 70mm glue-laminated (glulam) wall profiles used in this design are engineered for dimensional stability. Unlike conventional sawn timber, glulam undergoes kiln-drying and cross-grain lamination that virtually eliminates warping, twisting, and settlement over time. Each profile is precision-milled to tight tolerances, ensuring clean airtight joints across every wall section. This engineered approach delivers consistent thermal performance and a refined, contemporary finish that solid log cannot match.

The floor system comprises 40x60mm pressure-treated bearers supporting 28mm tongue-and-groove floorboards. This combination provides a rigid, level deck capable of handling furnishing loads, underfloor insulation, and finished flooring overlays as required by the end user.

The roof structure is carried on 13 purlins of 70x130mm section, covered with 19mm boards to form a total roof area of 20.9m². The deck is supplied ready for the dealer’s choice of final covering—EPDM rubber membrane, bitumen shingles, or standing-seam metal are popular options that Eurodita can advise on.

At 70mm, the wall profile is significantly thicker than the industry-standard 44mm used in most flat-pack garden buildings. This provides measurably better thermal insulation, acoustic separation, and structural rigidity — making the building suitable for year-round habitation without additional insulation in temperate climates.

Eurodita mills all profiles in-house from slow-grown Nordic spruce, kiln-dried to controlled moisture levels before precision machining. This integrated supply chain ensures traceability and consistent quality.

Customisation Options

Every parameter of this 14.7m² design is open to modification. Eurodita operates as a pure bespoke manufacturer: the project shown here is a starting point, not a fixed product.

External dimensions can be adjusted freely—the current 3.3m x 5.3m footprint is not a constraint. Wall thickness can move up or down from 70mm across the full range (28mm to 220mm), and the wall profile can switch between solid log, glulam, or double-wall insulated construction.

The pent (mono-pitch) roof shown here can be changed to any supported type (apex, pent, or hip), and the pitch adjusted to suit local planning or aesthetic preferences. Sidewall height, ridge height, and overhang dimensions are all variable.

Window and door positions, sizes, types, and quantities are fully configurable. Glazing can be specified as standard double-glazed (45mm) or living-type (68mm) profiles, with optional painted finishes and crossbar detailing.

Internal partitions, electrical pre-wiring channels, additional insulation packages, and bespoke floor plans are available on request. Eurodita’s engineering team works directly with dealer partners to resolve any design requirement.

Private-Label & White-Label Service

Eurodita offers full private-label manufacturing for this log cabin design. Every document, delivery note, and product label carries your brand — not ours. Your clients see your company name from quotation through to installation. This white-label service is available at no additional cost on all bespoke orders, making Eurodita the invisible manufacturer behind your timber building brand.

Ideal Use Cases

At 14.7m², this compact design is well-suited to garden offices, home studios, personal retreats, and secure storage buildings. Its restrained footprint makes it practical for smaller plots while still delivering a fully enclosed, weather-tight workspace. Dealers report strong demand for buildings in this size bracket from homeowners seeking dedicated work-from-home space separate from the main dwelling.

The 70mm wall section supports insulation and services integration for fully habitable use throughout the year, meeting the expectations of buyers who require a permanent, all-season structure.

Delivery & Production

Eurodita manufactures every project in its own production facility in Lithuania, with typical lead times of 4–8 weeks from confirmed order. Delivery is flat-packed on standard road-freight pallets. All 70mm wall sections, roof purlins, 28mm floor panels, pre-fitted windows, doors, and fasteners are included as a complete kit with numbered components and illustrated assembly instructions. Eurodita ships across Europe and the UK with established logistics partners, and can arrange delivery to site or dealer depot as required.
